5 Things to Check Before Scheduling Roof Replacement in Houston

If you're a Houston homeowner, you've probably noticed your roof taking a beating. The Texas sun, humidity, and the occasional hurricane or severe thunderstorm don't do roofs any favors. But before you dial up a contractor, take a step back. Not every roof problem means you need a full replacement. Here are five things to check first so you know exactly what you're dealing with.
**1. Check Your Roof's Age**
Most asphalt shingle roofs in Houston last 15 to 20 years before they really start failing. If your roof is approaching that age, replacement is probably in your future. If you're only at year 8 or 10, you might just need repairs. Grab your deed or call your realtor if you bought recently-they often know when the roof was installed. If your roof is past 20 years, don't wait. Houston's heat accelerates aging, and older roofs are more likely to fail during storm season.
**2. Look for Missing or Curling Shingles**
Climb up (safely, with a ladder and a buddy) or grab binoculars and scan your roof from the ground. Missing shingles are obvious and usually mean a repair is urgent. Curling shingles are trickier. A few curled shingles here and there can be patched, but if they're widespread across the roof, that's a sign the roof is near the end of its life. Houston's humidity and heat make shingles curl faster than in drier climates.
**3. Check Your Attic or Ceiling for Water Stains**
Water stains are the biggest red flag. Head into your attic with a flashlight and look at the underside of the roof decking. If you see brown or yellow stains, or any soft spots, you've got a leak. Even one significant leak can mean replacement is necessary if it's been going on for a while. Small, isolated leaks might be fixable with a repair, but extensive water damage usually means the structural integrity is compromised. In Houston's humidity, water damage can lead to mold fast, so don't ignore this step.
**4. Look for Sagging**
A sagging roofline is serious. Step back from your house and look at the outline of your roof against the sky. It should be straight. If it's drooping or dipping in places, that means water has pooled and damaged the decking beneath the shingles. This almost always requires replacement. Sagging roofs in Houston are often the result of years of standing water from poor drainage combined with our heavy rain events.
**5. Get a Professional Inspection**
Even if you've done all these checks, an experienced roofer will spot things you won't. They know Houston's building codes and the practical realities of replacing a roof in this climate. A pro inspection often pairs with a free written estimate, so you'll know exactly what work needs doing before getting quotes. Compare a couple of estimates and check reviews and references before you commit.
